MULTI-FAMILY: The house sustained damages from flooding and aesthetic obsolescence over time. The previous design team created a unit floor plan with a tiny square bedroom room next to a long, skinny living/dining room. The bedroom can barely hold a single bed and the living/dining acted more like a hall way between the room and the outdoor. The poor layout made two rooms unusable. After the flooding, it gave Mattane, an opportunity to repair the cosmetic and architectural problems. This unit layout was turned into a studio style unit with open floorplan. With our time and cost saving strategies, we have added the insulation, air-tightness, beautiful bathroom and walnut flooring.
To increase revenue, our team carefully selected furnitures and converted the longterm leases into short-term furnished apartments.
RESIDENTIAL NEW CONSTRUCTION: We set out to prove that a new construction can be achieved in the most sustainable manner. Through a series of conscious minor changes in every little aspects of design and construction, we were able to create something that was affordable, beautiful and suitable.
MULTI-FAMILY: The building unit became available for renovation after our longterm tenant had moved out. This one-bedroom unit had only minor updates and repairs done over time. Due to budget and time constrains Mattane created a strategic plan to meet our target revenue in the shortest amount of time possible. We have identified the issues and selected the most effective means to renovate the units. The first thing we did was to increase the size of the bedroom (by reducing the closet space) to accommodate a queen size bed. We chose a color palette that was neutral yet bold. We also introduced carefully sized furnishings and decors to instill a unique yet usable.
Our finance and design team worked together to accomplish both design and revenue goals. These units were over time converted to furnished weekly/monthly apartments to hospitality units for shorter stays.
HISTORIC PRESERVATION:
RESIDENTIAL RENOVATION: These series of projects are designed and budgeted to be done under 3 months. We identified areas and potential investments in a piecewise fashion. Our due diligence team goes out and physical inspects all of the subject investments and verifies the interior and exterior property conditions of the comparable sales. This helps us set out Scope of Work and specifications that are appropriate for the area and the demographics of buyers, renters and residences. By the time the project is approved, we can begin our streamlined construction that follows our details critical path to on-time and on-budget completion.
In some of these developing areas, we retain these design and real estate investments, and they are held in our diverse leasing strategies by diversify each of the rental able spaces. Our design team makes sure the integrity of the design remain cohesive and retains re-sale value while our finance team prepares careful plan for our contractors and subcontractors to carry out.
RESIDENTIAL INTERIOR: Some of Mattane’s projects are geared towards budget-conscious clients; that’s not to say we sacrifice our high standards of design. In Projects like these, we minimize large and medium scales and focus on the smaller scales. We are able to truly focus on getting the most return for the amount of time and money invested. We advised against adding/removing walls, and really zoomed in the visual and the tactile composition, texture, hue, and re-vamping the experience of the spaces.
INTERIOR DESIGN AND STAGING: These are smaller aspects of our projects that has the most impact. For buyers and renters, the decision to make an offer or file a lease application lies in the realm of emotions. The first impressions are truly important in instilling that immediate desire to make that critical choice. As an Owner/Developer in some of these projects, we understand that critical sales and deals are made within the first two weeks. We put our best designers on the critical final touches, and our investors appreciate added value to the renovation work.
Our cost-control methods keeps the project on-time and our design team makes sure our projects appear beautiful and appealing to the buyers/renters. We became experts in interior experience through staging our finished projects and from our hospitality arm of Mattane.
Our bread and butter works are in the realm of real estate and design. We make beautiful work that is also practical, and affordable. But we do have our creative outlets where we let some of our imagination go wild with conceptualization without the typical constraints of pragmatics. These ranges from graphic interpretations, small scale models, and sketches.
